Today we had our first ever inspection. We had the pleasure of having Isaac as our inspector and he was amazing. He was very professional and very polite. His use of a thermal camera to check various items was very helpful, and his color photos with circles and arrows to pinpoint what exactly he was referring to helped answer questions even before I asked them. Dave’s report helped ease my mind I was not going to be buying into a bunch of deferred maintenance or mechanical problems. I applaud him for his patience, professionalism, and detailed knowledge of items I had never even thought of. And his final report was completed and in my hands hours before it was promised. I would and do highly recommend and commend him as a good representative of the company.

Linkhorn was a great service to use for Home Inspection! Setting up an inspection was very easy, they were very upfront on costs, and handle everything on their end with the seller. They were very communicative when it came to billing and items that are required before the inspection could be reported.

Our inspector, Shawn Conaway, was extremely thorough and descriptive in his inspection report and it came not even an hour after the inspection was complete! I had Austin perform my inspection and he was on time and polite. He allowed me to ask questions and be present during the inspection. Austin inspected the house we wanted to buy (for sale by owner, as is) on September 9, 2024. We paid his fee. His report included no serious or urgent concerns. No one was living in the house from the time of the inspection until we moved in on November 23. After being in the house one day, we discovered a flooded basement. The earliest plumber we could get to our house came on November 26. By December 6, after thousands of dollars and days of work, we had an unblocked, new (and very necessary) sewer line from inside the house to the road. (Btw, the seller of the house said he had no knowledge of the problem and refused to help with the cost.)

Austin’s report admitted that the owner was present during the home inspection, and “this can hinder the inspector’s ability to speak and move about the house freely.” He also admitted that he ran the shower the usual amount of time for an inspection, but because the house hadn’t been lived in for a while, water should be run longer to find problems. Austin’s report had noted that the owner had boxes and some furniture blocking things he should have checked, but couldn’t. To that I say my husband was there to push anything out of the way if he’d known.

I messaged, sent pictures, and asked Linkhorn to please talk to me. I’d hoped that someone in charge would agree that the inspection should have red-flagged the very serious sewer problem. No one from Linkhorn did that!

Isaac Oatney did a thorough and great job. There were things that were pointed out that I can ensure are done by the builder before we close on our home.

Linkhorn Inspections, and Austin Brady, in particular, have ensured that we will have no nasty surprises when contemplating purchasing a home. Mr. Brady conveys quite clearly what problems are present or have existed in the past, how well the issues seem to have been resolved, and what to look for in the future. His report, with vivid photos, clears up confusion buyers might have regarding, cosmetic problems versus fundamental, often structural, concerns.

We have just employed Linkhorn Inspections and specifically Austin Brady, for the third time. We are so appreciative of Mr. Brady’s attention to detail, his patient explanations, and kindness to us. This was the second time Austin Brady was able to undertake an inspection of a house for us. Thanks to him we decided against the first house. This time we were able to attend the inspection and walked through the inspection with Mr. Brady who was unfailingly patient is explaining problems or potential problems, clear in his various explanations, and reassuring to us as well. Why anyone thinking of purchasing a house without such an inspection is beyond me. For Mr. Brady did his best to ensure there would be no nasty surprises once we moved in and performed as detailed an inspection as was possible given the snow on the roof and the ground. He as also helpful in providing recommendations and made it clear we could contact him again for further explanations. We are very grateful!

Months after this inspection, there are several alarming things that were not identified or documented on our inspection that would have resulted in this house not passing an inspection. The money we have to put into this now, when we spent $ 1500 dollars on this inspection has us very disappointed, stressed, and rattled.

Our inspector missed a visible issue with our house that multiple companies said was clear and not “obstructed visibility”. When I tried to file a case, I was provided awful communication from the manager, Chris, as he would go months without responding to me. I imagine that was his tactic to stop me from fighting for this. We had to spend thousands of dollars to resolve our issue and all I wanted was our contracted inspection reimbursement. An easy solution for them to make it right and they clearly do not care about their customer.

Inspector was on time, and working when I arrived. He inspected and documented every room, appliance, outlet. Pulled insulation, checked water pressure and thermally checked all spaces. Worth the money.

While it gave me some piece of mind, some of the things were a bit nit picky. Garage door would not stop on down force. I adjusted with a screwdriver. Shingles are 13 years old, professionally installed. Some flaps were not sealed down. Roof is in great shape nothing missing. Bathroom sink drain is flex pipe. Susceptible to clogging. It’s been in since 2005 with no clogs. The house is nearly 50 years old and many of the items discussed are of that age. I think somewhere in the report, it should have mentioned an opinion on the houses overall quality. Excellent condition, good condition, move in ready etc. Most things found were acceptable when the home was built. Overall the inspector was courteous and timely.

They were attentive and responsive to our questions and concerns. Best home inspection experience I have had.

I’m very disappointed with the inspection after they inspected they said what needed to be done but didn’t make sure everything was working after the repairs were done even the gutters were supposed to be replaced and they weren’t but they said all the repairs were done I had to have gutters installed after closing and i have to pay for a electrician to come out because they said when they did the repairs it may have caused other problems so why wasn’t the outlets inspected after the electrical work was done the said they have it in writing it was done before so I have to pay for a electrician to come out they were terrible would never recommend
